



Water pooling near a foundation is one of those problems that sneaks up on you. It does not look like a big deal at first - until you start seeing moisture in the basement or erosion eating away at the soil right next to the building. That is exactly the kind of situation we were dealing with on this job in Mabel, MN.
The goal here was straightforward but important - regrade the yard so water drains away from the foundation instead of sitting against it. We brought in our John Deere 331G track loader and got to work stripping and moving soil to establish the right slope. Getting that grade correct is not just about moving dirt around. It is about reading the land and making sure water has a clear path away from the structure.
This building is mid-construction, still wrapped in house wrap, with concrete work yet to come. Because of that, we are working in two phases. We handled the regrading now to get the drainage solved before things go further. Once the concrete is poured and cured, we will be back in the fall to finish the final grade and clean everything up properly. That two-phase approach is the right way to do it - no point in finishing the yard before the flatwork is done.
Doing this kind of work in the right sequence saves headaches down the road. Foundation drainage issues are way cheaper to solve during construction than after everything is finished and landscaped. Getting the slope right now protects the building for decades.
